Plans for new Bergstrom Subaru dealership moving forward

ASHWAUBENON – Approval of a new Bergstrom Subaru dealership at the former Mack Truck site at 761 Pilgrim Way took two steps forward Tuesday, July 7.

The Ashwaubenon Site Plan Review Committee backed a site plan for the project with the Plan Commission recommending a conditional use permit (CUP).

Community Development Director Aaron Schuette said the Pilgrim Way Access Road on the north side of the property is in the process of being vacated to provide room to build the dealership, while all existing structures will be demolished with the existing parking lot removed and replaced.

“(It will) certainly be an improvement of the site,” he said.

Schuette said driveway access for the dealership at the southeast corner of Pilgrim Way and Holmgren Way will only be on Holmgren Way with the existing driveway cut reduced from approximately 94 feet to 65 feet while serving as the primary entrance.

He said a secondary driveway will be located on the southwest corner of the property, and there will be no on-street loading or unloading of vehicles.

Schuette said building materials would consist of metal panels, precast concrete wall panels, stone veneer, an aluminum storefront system, slate and a painted split-face concrete masonry unit with all metal panels using concealed fasteners.

He said the property is zoned B-3 Community Business and requires a CUP for automobile sales.

Commission member James Allen said having Bergstrom Subaru locate on the former Mack Truck site is great for the village.

“We’re getting something out of it,” he said. “This property’s been an eyesore for years.”

Schuette said the CUP and road vacation for Bergstrom Subaru will be considered by the village board at its July 28 meeting.

Bergstrom Automotive stated in a letter to the village it will accept the costs associated with vacating the Pilgrim Way Access Road and any related legal descriptions or legal recording fees.
