Exterior improvements proposed for new hair salon

ASHWAUBENON – A recommendation is being forwarded to the village board to approve exterior improvements for the former Team 2 building at 2160 Holmgren Way.

The Ashwaubenon Site Plan Review Committee and Plan Commission both backed a site plan Oct. 1 for the building to be known as The Revolution and now owned by Travis and Jessica Ullmer.

Community Development director Aaron Schuette said the building would be used as a hair salon and some accessory uses for a future build-out.

Schuette said the proposed improvements to the building’s exterior primarily include painting, adding a storefront door with windows and adding three steel façade panels with the lighting directed downward over the business entrances.

“The panels will have concealed fasteners,” he said. “There are some gooseneck lights that will shine down onto future signage when the sign permit comes in for it. There will also be a new garage door placed where the existing loading dock is right now. That garage (door) will be replaced with a glass door to open up for inside and outside seating for a future retail tenant they hope to attract to the area.”

In addition, Schuette said the parking lot will be resealed and restriped, as well as the landscaping being trimmed after the building remained vacant for about a year.

He said the conditions of approval include having an adequate turning radius into the parking lot from Marvelle Lane for public safety access.

Travis Ullmer said he is looking at having three different tenants in the building, with an air conditioning unit for each space.

Because the property is in the Village Center zoning district, Schuette said the site plan requires final approval by the village board.

Extra parking

The Site Plan Review Committee also approved an approximately 6,000-square-foot expansion of a gravel parking lot off the rear of a building at 1235 Waube Lane.

Building Inspector Kyle Pederson said tenants in the building owned by Bernie Sustman are looking to expand their business involving the delivery of automotive supplies.

Pederson said the current village ordinances for Industrial Park zoning allow gravel for a parking lot in the rear of the building.

He said the lot must be a minimum of 35 feet away from the floodplain lines and have erosion control to prevent sediment from being transported directly to the nearby creek.
