HOWARD – During its March 24 meeting, the Village of Howard approved a lease on the last remaining commercial space at Howard Commons.
The village will enter into a five-year lease with Three Ducks Bagel and Bread Company LLC.
The terms of the lease were discussed during the board’s March 10 closed session.
“As we discussed in closed session last week, the terms of the agreement are a five-year lease with $15.47 a square foot annual payment that includes the CAM charges. There's a one-time five-year renewal and a 2% increase every year. That does require the village to provide $100,000 in allowance for tenant improvements. As a reminder, this is a completely not built-out space, so it's not even a white box, and that's what the purpose of that money is for the allowance,” Howard Village Administrator Paul Evert stated.
“It's my passion — breads and bagels, so I wanted to bring that to the village.
Steinhorst said that the space will have seating and a welcoming environment.
“There are two doors — one will be the main entrance if you are looking at it, it’s on the right-hand side and that will be the main entrance, and then the left-hand smaller door is going to be the employee entrance — but from probably about halfway forward will be seating. So, there will be room probably for at least 12 to maybe 14 tables,” she said.
“There is going to be a one-stall bathroom as well, so we will have a multi-gender bathroom in there.”
Steinhorst also plans to have three to four tables outside.
“I want to be able to have people come in to enjoy and relax, have coffee clubs come in sometime and just enjoy the atmosphere,” she said.
