HOBART – Revised plans recently considered by the Site Review Committee for Lexington Homes to build a new two-story, 23,595-square-foot office building with associated site improvements at 1256 Centennial Centre Blvd. were discussed Tuesday, May 4, by the village board.
Director of Planning and Code Compliance Todd Gerbers said the Lexington Homes project was before the committee last year and received conditional approval of a 17,014-square-foot building with underground parking.
However, Gerbers said the underground parking has since been removed and replaced with an additional 6,581 square feet of building area, which includes an approximately 1,254-square-foot garage and additional office space.
Other than this modification, he said there were no other changes to the building or site improvements from the plans submitted last year.
Storage building
Gerbers said the committee also recently reviewed plans for a cold storage building DeNoble Sewer & Water wants to build at 774 W. Adam Dr.
He said the plans called for a 60x100-foot building, but after the committee’s meeting concluded last month, the applicant stated he wanted a 60x150-foot building.
“For some reason, there was a disconnect between him and the engineer,” Gerbers said. “Only a 6,000-square-foot building was proposed, but he was hoping for 9,000 (square feet).”
He said the applicant would have to go back before the committee to get approval of a 9,000-square-foot storage building.
Village Administrator Aaron Kramer said the committee would have to reconvene to amend the previous motion to approve a 9,000-square-foot structure.
