ASHWAUBENON – A site plan for a new 49,200-square-foot, four-story office building to replace an existing single-story structure at 2181 S. Oneida St. was recommended Tuesday, Jan. 7, by the village’s Site Plan Review Committee and Plan Commission.
The site located just south of Sammy’s Pizza along Oneida Street currently has a one-story office building and two apartment buildings.
Nifong Realty wants to tear down the office building and the westernmost apartment building to redevelop the site with the four-story structure and a parking area.
Community Development Director Aaron Schuette said the new building would include a drive-through canopy for a potential financial institution tenant and also have a top-floor gathering space, landscaping and a combination of on- and off-street parking.
Schuette said the exterior building materials would consist primarily of a red brick veneer and aluminum window systems for all four stories.
Though the Planned Unit Development (PUD) previously approved for the project permitted a building height of 55 feet, Schuette said the plans as submitted depict a height of 56 feet.
“The detailed drawings weren’t completed at the time of the PUD,” he said. “The (village code) does give me flexibility to allow for minor additions and situations like that when the final construction drawings weren’t completed yet.”
Schuette said in this instance it’s an allowable administrative revision.
He said the conditions of approval include the adoption of a developer’s agreement by the village board.
To facilitate the development, Schuette said the village has agreed in principle to exchange some village-owned land with recently purchased land from Nifong Realty.
In addition, he said the building height would have to be approved by Austin Straubel International Airport because the structure would be located within Zone C of the airport zoning district and above 50 feet in height.
Schuette said the storm water pond on the property would be located underneath the parking lot.
Dave Holzem of Nifong Realty said the company would temporarily relocate its office elsewhere during the project construction, which he expects will take about a year.
The site plan requires final approval by the village board, which will consider it at its Jan. 28 meeting.
