Setback along Oneida reduced for new Chick-fil-A

ASHWAUBENON – To accommodate the construction of a new Chick-fil-A restaurant in the Bay Park Square parking lot, the village board agreed last month to reduce the building setback fronting the mall along South Oneida Street between Willard Drive and Pilgrim Way from 35 to 25 feet.

Community Development Director Aaron Schuette said the planned unit development (PUD) amendment also designates a 0-foot setback for drive-through canopies.

Schuette said the building setback along South Oneida Street was changed following the review of Chick-fil-A’s site plan.

“It came to our realization not only was the proposed Chick-fil-A encroaching into the setback, but two additional businesses on this stretch of Oneida Street were also within the 35-foot setback,” he said. “Reducing the setback along the South Oneida Street section of the Bay Park Square PUD will bring those two existing buildings into compliance, and it will also allow for the construction of the Chick-fil-A as approved by Site Plan Review Committee.”

Schuette said Chick-fil-A’s site plan was conditionally approved pending separate approval of a PUD amendment, while the encroachment of Longhorn Steakhouse and Range Bank into the 35-foot building setback likely occurred due to reconstruction along South Oneida Street.

The site plan for Chick-fil-A includes seating to accommodate 88 inside and 16 outdoors, along with two drive-through lanes, parking facilities, signage and associated utilities.
