Plans approved for second Bohemian Park apartment building

ASHWAUBENON – Plans to construct a second Bohemian Park apartment building received final approval Tuesday, March 23, by the village board.

The board approved an amendment to the project’s planned unit development (PUD) height limit and the site plan for a five-story building at the southwest corner of Morris Avenue and Holmgren Way.

Community Development Director Aaron Schuette said the second building to be constructed as part of The Bohemian Park apartment complex required an amendment to the height limit because the PUD, which governs height restrictions, included a 60-foot height limit.

Schuette said the request was to increase the height limit to 70 feet, because the second building will have a height of about 67 feet.

“In terms of surrounding uses, the village’s height map shows the property just to the west of Bohemian Park building No. 2 as allowing up to 120 feet by right,” he said. “By no means is the 70-foot request out of line with what’s allowable just immediately to the west.”

Schuette said the second Bohemian Park apartment building will be one story higher than the existing four-story structure.

He said amending the height limit to 70 feet will also apply to when a third building would be constructed for the development, for which up to four buildings are planned.

The site plan was required to go before the board for final approval because the property is located within the Sports and Entertainment zoning district.

Schuette said the second building will have 69 apartment units with 70 units of underground parking.

He said a small retail space will be located on the building’s north side at the corner of Morris Avenue and Holmgren Way, along with a plaza located in that area along Morris Avenue for seating for the retail use as well as for occasional entertainment uses.

The second building will be similar in color and design to the existing structure.
