Agreement amended for Aldon Station

ASHWAUBENON – The village board amended a development agreement Dec. 15 with Radue Homes to redevelop the former Schneider trucking site along South Broadway for residential use.

Community Development Director Aaron Schuette said the amendment extends the timeline a year for the Aldon Station project.

Owner-occupied housing units including duplexes, townhomes and apartment-style condominiums are planned for the development.

“The actual construction was delayed a little bit due to some additional contamination on the site, as well as some delays we dealt with (the Federal Emergency Management Agency),” Schuette said. “When (the COVID-19 pandemic) hit, they put a halt to their review process that we initially planned on concluding in June. It got pushed back until the end of October. So, as a result of that, construction and everything else got delayed a little bit.”

Schuette said the amendment recalibrates the project timeline.

He said it also incorporates language the board looked at this fall regarding the pedestrian bridge planned across the mouth of Ashwaubenon Creek from Aldon Station to Ashwaubomay Park, and the village coordinating and cooperating with Radue Homes to eventually locate a dock for the residential development.

“I guess what we’re seeing, based on conversations with Ryan (Radue) and his staff, is that the sales actually are doing very well,” Schuette said. “So, I would say the timeline in the development agreement is worst-case scenario, and that they’re held to those timelines. I think things are progressing much better than what are in the timeline right now.”

The village, which obtained the former Schneider property by purchasing two parcels with more than 20 acres for $1.25 million, put together the agreement, now amended, in which Radue Homes will purchase lots in the development from 2020-26.

The agreement provides for the purchase of 38 duplex lots, 16 townhome lots and five condominium building lots.

The lots Radue Homes will pay for vary in cost under the agreement, ranging from $20,000 for the lowest-priced duplex lot to $450,000 for a waterfront condominium lot.

The remaining Lot 1 is listed for approximately $1.35 million.

Ryan Radue of Radue Homes said sales at Aldon Station “have kind of taken off as fast as we could imagine.”

“We’ve actually not done a lot of marketing on purpose, because we can’t keep up with the construction end of it,” he said. “I think I have 10 of the first 12 units sold.”

The board previously approved a planned unit development for the site, which was rezoned from I-2 heavy industrial to R-2 two-family residential and R-3 multi-family residential.
