Committee approves Rol-Tec Industries addition

ASHWAUBENON – A 15,400-square-foot addition with a parking lot expansion for Rol-Tec Industries at 1150 Glory Road was approved Tuesday, Sept. 1, by the village’s Site Plan Review Committee.

Community Development Director Aaron Schuette said the building addition includes three overhead doors and a loading dock on the east side, a service door on the north and windows on the south.

“There will also be a 4-foot masonry wainscot on the south of the front elevation on Glory Road,” he said.

Because the expansion is taking place within the I-P Industrial Park zoning district and the addition is less than 75 percent of the total square footage of the existing building, Schuette said the expansion is allowed to match the same percentages and types of materials as the existing building with concealed fastener metal panels on all elevations.

He said the conditions of approval include a requirement for the new Rol-Tec parking lot to have curbing, either rolled or conventional, as well as working with the public safety department on relocating a private hydrant on site.

Schuette said a turning area will be expanded to the adjacent building at 1140 Glory Road, which is under the same ownership, to accommodate the backing of semi trucks at the new loading dock.

Gridiron plans pulled

One item pulled from the committee’s agenda was site plan review of a Planned Unit Development for The Gridiron at 2305 San Luis Place, where the site of a former assisted living facility has been proposed to convert into apartment units.

Schuette said the project manager, Hoffman Planning, Design & Construction, requested Aug. 31 to withdraw the application from the committee and Plan Commission, which cancelled its meeting this week.

“They felt they needed to firm up some of their information and numbers, based on the staff report that was provided to them,” he said.

Schuette said The Gridiron’s plans are on hold indefinitely, but with the hope of bringing them back to the village at some point in the future, should the property not be sold in the meantime.

A neighborhood meeting filling the village hall board room took place July 14 as an initial step in the public process for reviewing the requested zoning change with representatives on hand from St. John’s Homeless Shelter and Hoffman.

To allow the change, the property would have to be rezoned from B-3 Community Business to R-3 Multi-Family Residence.
