Site plan approved for Titletown apartment building

ASHWAUBENON – A site plan to construct a 152-unit apartment building as part of the Phase II development in the Titletown District was approved Tuesday, Nov. 19, by the village’s Site Plan Review Committee.

Community Development Director Aaron Schuette said the 183,000-square-foot structure will front along Brookwood Drive.

The building’s exterior will be a mixture of brick, exterior metal balconies, storefront window systems and architectural metal panels with concealed fasteners, consistent with the planned unit development (PUD) design requirements as amended by the village board in September.

Schuette said all rooftop mechanical equipment will be screened with a parapet wall or other opaque materials to not be visible from the ground, as required by the village code.

He said storm water management for the apartment building will be underground as previously approved, while the landscaping will be extensive as approved by the village forester.

Schuette said the total building height of 79 feet, plus a 5-foot parapet wall, complies with the PUD approved for Phase II, which limits the apartment height to a maximum of 90 feet above the ground.

“The height is below the FAA-approved (maximum height), so we’re in good shape there as well,” he said.

Schuette said the PUD was also amended to accommodate additional parking necessary for a 152-unit apartment building.

Two representatives for the Titletown development – Kyle Miller, an architect with NBBJ, and Devin Carothers, a development project manager with Kaufman Development – appeared before the committee to answer questions and also brought some material samples with them related to the project.

Carothers said the amount of space in the units, which will include a mix of one-, two- and three-bedroom apartments, is “significantly bigger than we would do, typically, as an apartment developer.”

“Knowing the clientele, we figured people would want a little more space,” he said.

Two other aspects of the Titletown Phase II development received committee approval in March.

They include the podium that serves as a ramp to the open parking area, under which will be parking for the planned office and multi-family developments, and townhomes available for ownership, consisting of 54 units of single-family attached residences with 27 units on each side of Brookwood Drive.

The committee in April also backed plans for a five-story office building along Lombardi Avenue and Marlee Lane as part of the development.

In addition to the office building, the project plans for Phase II also include constructing another building nearby for future business use.
